    we detail problem areas, like seams, curbs, penetrations, drains, adding reinforcement where needed. This step is key: great coatings succeed when the substrate is sound and the details are addressed.
  3. Bleed-Blocker (as needed)
    On asphaltic roofs (e.g., BUR or modified bitumen),
    a bleed-blocker may be applied to lock in oils and keep the finished surface bright and uniform. It also helps the silicone topcoat adhere consistently.
  4. Gaco® Silicone Topcoat
    We app
    ly a high-solids silicone coating that creates a seamless, UV-resistant, weather-tight membrane. Silicone stands up to ponding water better than many alternatives and maintains reflectivity to help the roof run cooler.
  5. Inspection, Warranty & Close-Out
    Upon completion, we finalize documentation and, for qualifying projects, submit f
