Gaco® Silicone Roof Restoration — 20-Year NDL Warranty

+Constanze Taylor+ • November 4, 2025

Restore. Don’t Replace.

When a commercial roof ages, you don’t always need an expensive tear-off. Gaco® silicone restoration creates a seamless, weather-resistant surface over your existing roof, typically with less disruption, less cost, and a faster timeline than full replacement. It’s a smart way to extend roof life while keeping tenants and operations moving.

Quick wins at a glance

Often no permit required · Minimal tenant disruption · About half the time of tear-off · 30–50% cost savings typical · 20-Year NDL (No Dollar Limit) warranty on approved projects

We’re lining up Gaco silicone restorations—20-Year NDL warranty, often no permit, half the time, and ~30–50% less than replacement.

Ready to compare options?

We’ve pre-positioned 300,000 SF of Gaco silicone so your project can start quickly without supply delays. TWM Roofing has been CA-licensed since 1987 and partners with Gaco (a Holcim company) to deliver proven systems and support.

Why Restoration Wins

Cut Cost, Keep Operations Moving
A
restoration eliminates most demolition, labor, and hauling, which is why owners routinely see 30–50% savings compared to conventional replacement, especially when multiple layers would otherwise need tear-off. And because we’re coating over a prepared surface, projects typically complete in about half the time, reducing noise, debris, and access interruptions for occupants.

Often No Permit
Many municipalities classify silicone restoration similarly to painting a roof. That can mean no building permit is required, though we’ll always verify with your city before work begins. The result: fewer administrative hurdles and a simpler path to completion.

Stronger Coverage, Clear Terms
Gaco® restorat
ion systems can qualify for a 20-year NDL warrantynon-prorated coverage for labor and materials—when installed to the approved specification and registered with the manufacturer. We’ll walk you through what’s required and build the project to meet (or exceed) those benchmarks.

Potential 2025 Tax Advantage
Because restoration is frequently tre
ated as repair/maintenance, many owners may be eligible for a full deduction in 2025 instead of depreciating a capital improvement over the life of the roof. Always consult your tax professional; we can provide scope and documentation to support the conversation.

What to Expect from Our Process

Every building is different, but our method is consistent: document, prepare, reinforce, and coat to spec for long-term performance.

  1. Roof Walk & Photo Report
    We start with a
roof assessment to identify ponding areas, seam conditions, wet insulation, failed penetrations, and other vulnerabilities. You’ll receive photos and notes so you can see exactly what we see.
  2. Prep & Targeted Repairs
    After cleaning,
we detail problem areas, like seams, curbs, penetrations, drains, adding reinforcement where needed. This step is key: great coatings succeed when the substrate is sound and the details are addressed.
  3. Bleed-Blocker (as needed)
On asphaltic roofs (e.g., BUR or modified bitumen),
a bleed-blocker may be applied to lock in oils and keep the finished surface bright and uniform. It also helps the silicone topcoat adhere consistently.
  4. Gaco® Silicone Topcoat
    We app
ly a high-solids silicone coating that creates a seamless, UV-resistant, weather-tight membrane. Silicone stands up to ponding water better than many alternatives and maintains reflectivity to help the roof run cooler.
  5. Inspection, Warranty & Close-Out
Upon completion, we finalize documentation and, for qualifying projects, submit f
or the 20-year NDL warranty. You’ll receive a close-out package with photos, product data, and care guidance.

Frequently Asked Questions

Do we need a permit?
Often no. Many cities treat restoration like coating or painting a roof, but we’ll verify requirements with your local jurisdiction so there are no surprises.

How disruptive is the work for tenants?
Far less than a full tear-off. Expect reduced noise and debris, fewer access restrictions, and a faster completion window. We coordinate staging, safety, and communication to minimize impact.

Is the 20-year warranty prorated?
No. The NDL warranty is non-prorated and covers labor and materials when the project meets the approved specification and is registered. We’ll outline exactly what’s required during the proposal stage.

Is there really a tax benefit?
Many owners categorize restoration as repair/maintenance, which can enable a full 2025 deduction versus multi-year depreciation. Your tax professional should make the final call; we’ll supply scope and cost detail to assist.

How soon can you start?
Quickly. Because we’ve stocked 300,000 SF of Gaco silicone, scheduling is currently (November 2025) wide open. We’ll confirm timelines during your assessment and lock dates as soon as you approve.

What will my assessment include?
A ro
of walk with photos, notes on wet areas, seams, penetrations, recommended prep, targeted repairs, and a budgetary quote with scope and warranty options.
